Planning permission was granted to replace the existing single storey garage space with a new enlarged garage and a new self contained 1 bedroom flat above for use of the garage owner, creating a live work unit.
The original use of 2a Morocco Street was a ‘Smithy’ or forge servicing the tanning industry through the repair of carriages and horse gear. Today the site is a passageway leading to a backland shed, currently used by RW Autos as both garage and office, carrying on the traditional historic use of the site through the repair of cars instead of carriages.
The access to the living unit is from a wooden staircase with matching balustrades, which will provide further protected amenity space to the unit and a secure bin and cycle storage.
The new development will regenerate and improve the quality of the rear yard and its immediate neighbours. Introducing a vibrant and more pleasant place for people to work in, live in or visit. The live-work unit would, by matching materials and an elegant utilitarian design, enhance the historic character of the surrounding conservation buildings and would be in keeping with the industrial context and regeneration happening in the wider conservation area.
